Utilities & Services

Utility Costs

The expense of utilities (except telecommunications) is covered under the monthly rent for basic users. Firms may assessed a surcharge per square foot if it is deemed that the applicant is going to be a substantially heavier user of electric power.

The following services are presently available:
Included in monthly rent:

  • Management consultation
  • Library / Research facilities
  • Eligibility for mini-grants when available
  • TIC sponsored training seminars
  • Basic administrative support
  • Use of the conference room when properly scheduled (see separate schedule)
  • Custodial services of common areas (maximum of five days per week excludes actual office space and production debris)
  • Snow removal (consistent with needs of HCC)
  • Parking (one time registration fee per vehicle is required)

Ala Carte Services (fee based)

  • Extended administrative support
  • T1 Internet connectivity
  • The TIC maintains a forklift for client use. Companies must provide proof of operator certification prior to use
  • Equipment rentals
