Insurance & Improvements

Insurance

The tenant agrees to procure and maintain in force during the term of its lease, at its expense, on a special cause of loss basis, insurance at limits as specified in the lease agreement. Liability insurance including product liability at limits specified in the lease for damage claims through public use of or arising out of accidents occurring in or around the premises will also be required.

Workmen’s Compensation is the responsibility of the tenant. Such insurance shall name HCC as an additional insured, as its interest may appear, with respect to any liability on such claims or losses. The tenant shall deliver to HCC promptly, after the execution and delivery of the lease, certificates or binders evidencing such insurance. The tenant agrees to get a written obligation from the insurers to notify HCC in writing at least 30 days prior to cancellation or refusal to renew any such insurance policies. A $1,000,000 umbrella policy is highly recommended. Hold harmless in favor of Lessor for any and all costs, including defense, resulting from actions of Lessee and waiver of subrogation against HCC.

Leasehold Improvements

If HCC grants its consent, changes and/or alterations shall be the tenant’s sole cost and expense. All work must be performed in accordance with applicable codes using a contractor approved in writing by HCC. Access for inspection by HCC during work is required.

If leasehold improvements are specifically related to the tenant’s business and can be unplugged or removed without causing any damage or disruption to the TIC building or systems, such equipment will be considered the personal property of the tenant and will be removed when the tenant leaves.

For any building modification “standard” sizes are to be utilized.

Any physical changes being made by tenants shall normally be temporary only, and a deposit will be required for security. Permanent renovations will not be permitted without approval.

Signage must be approved by the TIC Manager. No signage will be permitted that requires perforation of any fixed glass, wood metal or wallboard surface.

The use of the outside areas for materials storage, trash or any other use deemed inappropriate by HCC is strictly prohibited.
